We are a real estate investor / home-buying company, not a licensed real estate brokerage and not your agent unless a written agreement says so. 3. How we buy & occasional assignment
We are primarily a direct buyer/investor: we purchase properties for cash, often closing on title ourselves. In some cases we may instead assign our purchase contract to another buyer in our network. When we assign a contract for a Pennsylvania property, we follow Pennsylvania Act 52 of 2024: we provide written disclosure of the wholesale/assignment nature of the transaction, advise you of your right to consult your own attorney or appraiser, and honor the applicable cancellation right. Transactions where we take title are direct purchases, not wholesale assignments.
