If you deferred county taxes, a sale is what makes them due
Delaware County runs a Real Estate Tax Deferral Program under 53 Pa.C.S.A. § 8573, available to eligible owners starting with taxes due in 2026. In the county’s own words, what may be deferred is “the deferral (postponement) of payment of increases in real estate taxes caused by increases in the millage rate” — the amount above what was paid in 2025 as a result of a millage increase, not an increase caused by a change in a property’s assessed value.
And the part that matters on this page:
“The amount deferred becomes a prior lien in favor of the County upon the property… Unless voluntarily repaid earlier, the annual real estate tax deferral granted under this program is due upon the sale or transfer of the property, or upon the death of the claimant.”
(Delaware County Treasurer, Real Estate Tax Deferral Program, page updated 10 July 2026, read 2026-08-25. Applications must be postmarked by 31 October; the Treasurer’s office is on 610-891-4273.)
That is not a reason to avoid selling. It is a number that has to be in the proceeds arithmetic from the start, because it is paid at closing out of the sale like any other lien. If it applies to your property, the Treasurer’s office — not a buyer — is who to confirm it with.
Delco is dense, and the rules change with the township
Delaware County holds about 580,937 people and 216,946 households in 184 square miles — roughly 3,138 people per square mile, with a 69.6% owner-occupied rate and a median owner-occupied value of $332,200 (2020–2024 American Community Survey and 2020 Census density, Census QuickFacts, read 2026-08-25).
Practically, that density means Delaware County is a county of boroughs and townships rather than one market. Resale requirements — use-and-occupancy inspections, certificates before transfer, municipal lien letters — are set at the municipal level here, so what a seller in Upper Darby has to do is not necessarily what a seller in Radnor or Chester has to do.
Check your own municipality early. It is the single most common cause of a Delco closing sliding by two weeks, and it is free to find out.
What we buy, and where a listing beats us
With a $332,200 median and financing widely available, most Delaware County houses in reasonable order should be listed. That is where the price is, and we will say so on the phone.
The cash route earns its place here on:
- Rowhouse and twin stock with deferred maintenance — the older boroughs are full of structurally fine houses whose roof, electric or heater will not survive an appraiser’s inspection on a financed sale.
- Inherited properties, where the estate is carrying the house. Census puts the median monthly cost of ownership without a mortgage at $884 in this county.
- Rentals at the end of their run. We buy with tenants in place and take the lease as written.
- Anything with a municipal violation history that would have to be cured before a mortgage buyer could close.
How it runs
Call or text 267-388-0347 with the address and a rough description of condition. We price it on comparable sales near the property, condition, and what it will take to make it sellable — and we show the arithmetic. The first number is an initial offer; after a walkthrough, a person confirms it or explains exactly what changed and why.
Closing goes through a neutral, third-party title company, typically 30 days or less, with flexible dates. No commissions and no service fees charged to you. Mortgages, judgments, municipal liens and any deferred-tax lien are paid from the proceeds at closing. Pennsylvania’s state realty transfer tax of 1% applies to the deed, plus the local municipal and school district rate (PA Department of Revenue).

Questions
Do you buy across the whole county?
Yes — Upper Darby, Chester, Ridley, Haverford, Springfield, Media, Radnor and the rest.
What if my township requires an inspection before transfer?
Then it gets done as part of the closing. We buy as-is and do not send repair demands back at you; the municipal requirement is separate from our offer, and your municipality is the authority on what it needs.
There are unpaid taxes or a municipal lien.
Those are paid from the proceeds at closing through the title company, the same as a mortgage payoff.
Can you buy with tenants in place?
Yes, with the lease as it stands.
Would I do better listing it?
Often, and we say so when that is the answer — a financeable house with time and a seller who can prepare it belongs on the market.
